Why not C-Fi, why DeFi here?
A lot of established neighborhoods per our research, more than 60% home owner purchased their house 20-30 years ago and are retired. They are falling shore of C-Fi (banks, Fannie mae) mortgage underwriting requirements. So they are not served by C-Fi. Fund has always been the show stopper for home projects. DeFi should be playing an important role here to fund these fast track, small scale ADU projects. after construction done, The projected income or leasing agreement will qualify them for C-Fi mortages.

DeFi should help the solution of California housing crisis. High tech has been playing little in construction, home improvement and financing. It has been a highly regulated area, especially after the last housing crisis of 2008. Government and banks adopted a very strict under-writing policy for mortgages (we call it C-Fi). A lot of established neighborhoods per our research, more than 60% home owner purchased their house 20-30 years ago and not planning to sell but to keep it as long as they can or pass it down to their kids for property tax base.
Quick bridge out to mortgage but jump start & funding the construction
With pre-approved plans, or matured plan prototype, the complexity for home improvement has been drastically helped by SB9 to ready to build. Total complexities is now reduced to contracting and fund. prefab could be of an option but a preferred choices for conservative homeowner who want to preserves as much heritage and fit in the neighborhood, would be seasoned prototype plan or pre-approved plan with necessary fine touches.
